Last Updated: October 30, 2026

At Let Us Stay, we aim to make it easier for travellers to discover comfortable and welcoming places to stay across Canada. To maintain a reliable experience for guests and property providers, all properties listed on our platform must meet certain standards.

This Property Listing Policy outlines the requirements, responsibilities, and guidelines that hosts must follow when submitting, managing, and maintaining a property listing on Let Us Stay.

By creating or maintaining a property listing on Let Us Stay, you agree to follow this policy, along with our Terms and Conditions and other applicable platform policies.

1. Property Eligibility

Properties listed on Let Us Stay must be suitable for short-term or extended accommodation and meet applicable legal and safety requirements.

Eligible property types may include:

  • Apartments

  • Cottages

  • Condos

  • Villas

  • Cabins

  • Vacation homes

  • Other suitable accommodation types accepted by Let Us Stay

Hosts must ensure that they have the legal right and necessary authorization to advertise and offer the property for accommodation.

Properties must not be used for unlawful activities or purposes that violate applicable laws, regulations, or this policy.

Let Us Stay reserves the right to review property submissions and determine whether a property is suitable for listing on the platform.

2. Property Ownership and Authorization

Hosts must own the property or have appropriate permission and authorization to list and offer it for accommodation.

By submitting a property, hosts confirm that:

  • They have the legal authority to advertise and offer the property.

  • They have obtained any required permission from the property owner, landlord, condominium corporation, homeowners’ association, or other relevant authority.

  • Their listing complies with applicable municipal, provincial, and federal requirements.

  • They hold any permits, registrations, or licences required to operate the accommodation.

Hosts are responsible for resolving any ownership, authorization, or permission-related issues associated with their property.

3. Accurate Property Information

All information provided in a property listing must be accurate, complete, and kept up to date.

Hosts must provide truthful details about their accommodation, including:

  • Property name and location.

  • Property type and description.

  • Number of bedrooms and bathrooms.

  • Maximum guest capacity.

  • Available amenities and facilities.

  • Check-in and check-out information.

  • Accessibility features, where applicable.

  • Property rules and restrictions.

  • Any additional information that may affect a guest’s stay.

Hosts must not exaggerate property features, misrepresent the location, or advertise amenities and services that are unavailable.

Any significant changes to the property or its facilities must be reflected in the listing promptly.

4. Property Photographs and Visual Content

Photographs help guests understand what to expect before booking. All images submitted with a property listing must accurately represent the accommodation.

Hosts must ensure that:

  • Photographs show the actual property being advertised.

  • Images are clear, relevant, and reasonably current.

  • Photographs do not materially misrepresent the property’s condition, appearance, or facilities.

  • They own the photographs or have permission to use them.

  • Images do not contain misleading promotional claims or inappropriate content.

Stock images, unrelated property photographs, and misleading edited images must not be used to represent an accommodation.

Let Us Stay reserves the right to request replacement images or remove photographs that do not meet these requirements.

5. Pricing and Additional Charges

Hosts are responsible for maintaining accurate and transparent pricing information.

All applicable accommodation charges and additional fees must be clearly disclosed before a guest completes a booking.

Hosts must:

  • Set accurate nightly, weekly, or monthly rates, as applicable.

  • Keep pricing information up to date.

  • Clearly disclose additional charges, including cleaning fees, deposits, or other applicable costs.

  • Avoid introducing undisclosed charges after a booking has been confirmed.

  • Ensure that advertised prices accurately reflect the applicable booking terms.

Any changes to pricing must be reflected in the listing before they apply to future bookings.

6. Availability and Calendar Management

Hosts are responsible for keeping their property availability accurate.

This includes:

  • Updating availability when dates become unavailable.

  • Managing reservations received through other booking platforms.

  • Synchronizing external booking calendars where supported.

  • Reviewing availability regularly to prevent scheduling conflicts.

  • Honouring confirmed bookings, subject to the applicable booking terms and legitimate circumstances.

Hosts should promptly update their calendars whenever a property becomes unavailable.

Providing inaccurate availability or repeatedly cancelling confirmed bookings may result in listing restrictions or removal.

7. Property Condition, Cleanliness, and Maintenance

All listed properties must be maintained in a clean, safe, and suitable condition for guest accommodation.

Hosts are responsible for ensuring that:

  • The property is reasonably clean before each guest’s arrival.

  • Furniture, appliances, plumbing, and essential facilities are maintained.

  • Bedding, towels, and other advertised essentials are provided as described.

  • Heating, ventilation, electricity, and water facilities are maintained where applicable.

  • Maintenance issues that could affect a guest’s stay are addressed promptly.

  • The property is free from known hazards that could reasonably endanger guests.

Properties must remain consistent with the condition and standards represented in their listings.

8. Health and Safety Requirements

Guest safety must be a priority for every host.

Hosts must comply with applicable health, fire, building, and safety requirements.

  • Clearly communicated emergency procedures.

  • Safe access to entrances, exits, and common areas.

  • Proper maintenance of balconies, decks, pools, hot tubs, and other facilities.

  • Disclosure of known hazards or safety restrictions.

Hosts must not knowingly advertise accommodation that presents an unreasonable risk to guests.

Any serious safety concern must be addressed immediately. If a property becomes unsafe or unsuitable for accommodation, hosts must suspend its availability until the issue has been resolved.

9. Property Rules and Guest Expectations

Hosts must clearly communicate any rules or restrictions that apply to their property.

These may include:

  • Pet policies.

  • Party and event restrictions.

  • Maximum occupancy.

  • Quiet hours.

  • Parking arrangements.

  • Use of shared facilities.

  • Additional property-specific requirements.

Property rules must be reasonable, clearly communicated, and consistent with applicable laws and the booking terms.

Hosts must not introduce significant new restrictions after a booking has been confirmed without appropriate agreement from the guest.

10. Guest Communication and Booking Responsibilities

Hosts are expected to communicate professionally and provide reasonable assistance throughout the booking process and guest stay.

Hosts should:

  • Respond to guest inquiries in a timely manner.

  • Provide accurate check-in instructions.

  • Communicate important property information before arrival.

  • Address guest complaints and maintenance issues promptly.

  • Treat all guests fairly and respectfully.

Hosts must not engage in discriminatory, threatening, abusive, or misleading conduct.

11. Legal Compliance and Taxes

Hosts are solely responsible for ensuring that their property and accommodation activities comply with all applicable laws and regulations.

Depending on the location and type of accommodation, requirements may include:

  • Municipal short-term rental licences or registrations.
